Terms of Service

Last Updated: September 2026

1. Definitions

  • “The Handyman”: FiXXED Property Maintenance.
“The Client”: The person/s, firm, or company booking the services.

2. Quotes and Estimates

  • Validity: All written quotes are valid for 30 days from the date of issue.
Estimates vs. Fixed Price: An estimate is an approximation of cost; the final price may vary if unexpected complications arise. A quote is a fixed price for the specific work agreed.
  • Additional Work: Any extra work or materials requested outside the original agreement will be charged as an additional cost and agreed upon before proceeding.
  • Unforeseen & Hidden Conditions: This quote is strictly for visual conditions known at the time of estimation. Any hidden, latent, or inaccessible defects discovered during construction—including but not limited to rotten woodwork, compromised joists, sub-standard or historic DIY electrical wiring, hidden pipe corrosion, or water leaks behind walls—will be brought to the client’s attention immediately. Work will stop, and a mandatory Change Order Form detailing extra costs will be issued before work resumes.
  • Fixed Price Scope Limit: The price provided is a fixed sum for the exact tasks listed explicitly in the job scope. Any requests for additional “odd jobs,” adjustments, or modifications made whilst onsite will not be covered by this price and will require a written Change Order or a separate invoice.

3. Client Obligations

  • Access: The Client must provide clear, safe access to the property at the agreed time.
  • Permits: The Client is responsible for obtaining any necessary parking permits or permissions required for the work to take place.

4. Materials

  • Supply: Materials supplied by FiXXED Property Maintenance will be subject to a markup to cover sourcing and collection time. Payment to cover the cost of materials supplied is required prior to any work starting.
  • Client Supply: If the Client supplies the materials, The Handyman takes no responsibility for their quality, suitability, or any delays caused by faulty components.

5. Payment Terms

  • Due Date: Payment is due immediately upon completion of the work unless agreed otherwise in writing.
  • Deposits: For jobs exceeding £250, a deposit of 10% is required before work commences.
When materials are being supplied and have value exceeding £50 or non-refundable goods, a deposit covering the full cost is required prior to work commencing.
  • Discounts: All discounts offered apply to labor costs only unless otherwise specified.
Late Payments: FiXXED Property Maintenance reserves the right to charge interest on overdue invoices in line with the Late Payment of Commercial Debts (Interest) Act 1998.

6. Cancellation Policy

  • Notice: The Client must provide at least 24 hours’ notice to cancel or reschedule a booking.
  • Fees: Cancellations made with less than 24 hours’ notice may be subject to a short-notice cancellation fee of £25.
  • Any monies paid in relation to a job request which is later cancelled will be refunded within 30 days of the cancelation date, provided that any materials already purchased are refundable by the merchant.

7. Liability and Guarantees

  • Workmanship: All workmanship is guaranteed for a period of 12 months from completion. This does not cover normal wear and tear or accidental damage caused by the Client.
  • Insurance: FiXXED Property Maintenance maintains full Public Liability Insurance up to £1m.
  • Exclusions: FiXXED Property Maintenance is not liable for pre-existing structural issues or hidden defects within the property that become apparent during the work.
